The Neighbourhood

Kanata sits at the west end of Ottawa, anchored by the Kanata North Business Park, the Canadian Tire Centre, and a handful of master-planned residential communities that have grown together over forty years. Beaverbrook, Glencairn, Katimavik, Bridlewood, Morgan's Grant, Kanata Lakes, each with its own character, its own price ladder, and its own community center.

Most of the housing is detached singles built between the 1970s and now, with townhouse rows in the newer planned subdivisions. Lot sizes are large by Ottawa-area standards, and the schools, particularly in the Kanata Lakes and Morgan's Grant pockets, are among the strongest in the region.

Buyers here are usually families relocating for tech jobs at Shopify, Nokia, Ciena, or the Department of National Defence, looking for school district, lot size, and a manageable 417 commute. The Kanata West LRT extension, when it lands, will reshape the commute story; in the meantime, the corridor is the most predictable family neighbourhood in the Ottawa area.
