Land transfertax.
Every Ontario purchase pays a provincial land transfer tax at closing. Ottawa, unlike Toronto, does not add a municipal LTT on top, so the provincial amount is the whole picture.
Estimated total LTT
$12,475
- Ontario LTT
- $12,475
Estimate only. Ottawa has no municipal land transfer tax, so this is the provincial Ontario LTT only. Final amounts are determined by your real estate lawyer at closing. Non-resident buyers pay an additional Non-Resident Speculation Tax not included here.
Worth Knowing
- Non-resident buyers pay an additional Non-Resident Speculation Tax (currently 25% of the purchase price) across all of Ontario.
- The first-time buyer rebate is only available if neither you nor your spouse has owned an interest in a home anywhere in the world.
- LTT is calculated on the consideration paid (price), not the assessed value. It is paid at closing, in addition to legal fees, title insurance, and any pro-rated property tax.
