Sandy Hill

Stone Victorians, embassy row, and the University of Ottawa as the neighbour at the kitchen window.

The Neighbourhood

Sandy Hill sits between the canal, the Rideau River, Rideau Street, and Laurier Avenue East. It is one of Ottawa's oldest residential neighbourhoods, with a streetscape of stone-fronted Victorians, brick Second Empires, and the dignified row of embassy residences along Range Road and Daly.

The market here is two markets. Family-scale singles and doubles trade in the $900K to $1.8M range, with the heritage properties on Laurier and Wilbrod commanding a premium. There is also a substantial student-rental market tied to the University of Ottawa, which can be an opportunity for investor buyers and a consideration for end-user buyers on certain streets.

Sandy Hill rewards buyers who want walking access to everything downtown plus a real architectural pedigree. The kind of front-porch streetscape that survives because the city declared a heritage conservation district and meant it. Strathcona Park along the Rideau River is the back yard.
