The Neighbourhood

Wellington Village sits between Holland Avenue and Island Park Drive, anchored by the boutiques, bakeries, and patios of Wellington Street West. Smaller than Westboro, more residential, more walkable end-to-end. The neighbourhood association is active, the trees are mature, and the streets feel set.

Most homes are pre-war doubles and singles on 25-to-40-foot lots. The infill that has happened here tends to be careful, four-bedroom singles that read as additions to the streetscape rather than replacements of it. Newer townhouse rows have appeared on a few corners but they are the exception.

Wellington Village is what buyers ask for when they have done their Ottawa research. A high walkscore, a steady price ladder, and a community that turns out for the summer street festival every year. The trade-off is inventory: there is rarely much to choose from.
